The Process

Initial review and SPA preparation

We review the property details, check encumbrances, and either prepare or review the sale and purchase agreement depending on which side of the transaction you are on.

Title search and due diligence

A title search is conducted at the relevant land office. We verify ownership, check for caveats, and confirm that the property description matches the documents.

Loan documentation (if applicable)

If the purchase involves bank financing, we coordinate with the financier's solicitors and prepare or review all loan documentation. Our panel status simplifies this stage.

Stamp duty and registration

We calculate and submit stamp duty on your behalf and file the necessary documents for title transfer at the land registry.

Will Drafting and Probate

Preparing a will is one of the more significant things a person can do for their family, and yet it is often delayed because the process feels unfamiliar or uncomfortable. Nurul Hasanah Yusof, our estate planning solicitor, approaches this work with patience and discretion.

When a bereavement has occurred and a family needs assistance with the probate process, we support the appointed executor through each stage — from filing the application to coordinating the distribution of assets. This work is handled carefully and with full awareness that it comes at a difficult time.

The Process

Consultation and asset inventory

We discuss your wishes, your family situation, and your assets. This helps us structure the will in a way that is legally sound and reflects your intentions clearly.

Drafting and review

We draft the will in accordance with the Wills Act 1959 and related legislation. You review the draft and we address any questions before finalising.

Execution and witnessing

The will is signed and witnessed in our offices in accordance with the statutory requirements. We retain a copy for our records and provide the original to you.

Probate support (when needed)

Following a death, we assist the executor with the probate application, the preparation of all required court documents, and the subsequent administration of the estate.
